How the process works:
Here’s what happens if you decide to move forward:
Step 1
You sign and return the purchase agreement that came with your letter.
Step 2
Within 5 business days, I deposit $1,000 with the title company. This makes the agreement binding.
If I cancel the contract, you keep the $1,000 deposit.
Step 3
The title company prepares the closing documents and handles the details of the transaction.
Step 4
You sign with a notary and receive your funds. This can happen at your home, your office, or another convenient location.
You’ll receive the full purchase price we agreed to. No fees. No comissions. No suprises.
Most transactions are completed in about 30 days.
How you can verify everything:
When people receive a letter like mine, the first question is usually: “Is this legit?”
Here are three ways you can verify the process before signing anything.
We use a title company
The transaction is handled by a third-party title company. They work with both of us to make sure everything is done correctly.
This is the same process used in most real estate transactions.
You are welcome to contact the title company directly at any time.
You can verify the funds
Before signing the final documents, you can call the title company and confirm that the funds are in place.
They are legally responsible for distributing your proceeds.
I put down a $1,000 deposit
Within 5 business days of receiving your signed agreement, I deposit $1,000 with the title company.
If I cancel the contract, you keep that deposit.
How you receive your money:
The title company can send your funds in one of two ways:
- A check sent overnight (FedEx or UPS)
- A wire transfer to your bank account
You choose whichever option you prefer.
There are no out-of-pocket costs. I cover the closing costs, title fees, and related expenses.

Questions people usually ask:
Who sees my information?
Only the professionals involved in the transaction. Your property is not listed publicly, and your information is not sold to outside companies.
How soon will I hear back?
Typically within a couple of days. If you send in a signed agreement, I’ll prioritize reaching out quickly.
Can I make a counteroffer?
Yes. I’m open to reasonable counteroffers, but I can’t pay full retail value since I’m buying the property directly and taking on the risk.
Why not just list it with an agent?
You may be able to get a higher price listing it. But there’s no guarantee it will sell, and it could take months.
With me, you’re selling directly and getting paid in about 30 days.
What documents do I need to sell my property?
None. You don’t need the original paper deed. The title company (or real estate attorney) will look up the deed at the courthouse and verify that you’re the legal owner.
How did you come up with your offer price?
I base my offers on actual sales of similar properties in the area, both on-market and off-market.
How did you get my information?
Property ownership information is public record. I pull data from publicly available county databases.
How long have you been in business?
I started buying and selling vacant land in 2017. Since then, I’ve purchased 100+ properties in Florida.
How fast will I get my check?
Typically, you’ll receive your funds within 3–4 weeks after you return the signed purchase agreement.
Once I confirm I’m moving forward, the title company begins preparing the closing documents. That usually takes 2–3 weeks. After you sign, your funds are sent within one business day.
Are you a real estate agent?
No. I’m not listing your property or trying to market it. I’m buying it directly with cash.
